OZARK, Mo. — A bedroom community to the south is about to grow like crazy.
Nearly 600 homes are about to go up in Ozark, just south of Highway CC, off 22nd Street.
Developers say there is too much demand and not enough supply. That’s why they are buying up land to build on… 575 new homes, to be exact.
“We’ve been selling these as quickly as we’ve been building them,” said developer Joe Kindrick. “They are all sold even before we can get them done.”
The new subdivision off Longview, across from Ozark Heights is called Eagle Springs. Almost all 170 homes are already sold, with a price tag between 200 and $350,00. Just to the north of there a little, off 22nd Street sits the new Old World Estates subdivision. Kindrick and business partner David Courts say there will be 314 lots. Homes there will cost anywhere from 225 to $450,000. Those have not yet been sold, but Kindrick expects it’ll be no problem.
“There’s just a need for this building on the north side of Ozark,” he said. “We’ve worked on the south side and there was not much going on in the north of Ozark, so we came up here and found this piece of property.”
And where there are homes…
“Businesses will come behind that,” said Ozark City Administrator Steve Childers.
Commerical development will follow.
“We’ve got the new Kum and GO off CC… and last Thursday, McDonald’s Corporation did close on the lot right next to Kum and Go.
We’ve also got a new strip center… a new strip center with commercial space also right behind the Kum and Go… and also another residential development that is right now being reviewed just behind that.. which will be patio homes and duplexes.”
Take 65 south to the Walmart exit and you’ll soon see a new Tropical Smoothie Cafe and a new full service car wash.
